When does an existing lease work well?
An existing warehouse can be effective when operations are relatively standard, the building already meets technical needs and speed to occupancy is critical. Approved use, building and occupancy documentation, fire-safety provisions and any adaptations should still be verified by qualified advisers before contract.
A seemingly suitable building may carry hidden adaptation or operating costs because of yard depth, clear height, power, drainage, workforce access or alteration restrictions. Alternatives should therefore be compared on total operating fit, not rent alone.

When does build-to-suit stand out?
Build-to-suit may be appropriate for high-bay storage, dense automation, cold chain, a specialist production line, cross-docking, extensive dock requirements or phased expansion. The site, structure, yard and utilities are designed around an approved operating brief.
The model requires more preparation and coordination, but can align geometry with operations and define the delivery specification clearly. The outcome is investment-specific and requires combined technical, commercial and legal review.
