Turn the product scenario into a technical brief
Separate product groups by receiving condition, required storage environment, dwell time, packaging and daily movement. Pre-cooling, chilled and frozen rooms, quarantine, returns and order preparation are distinct flows.
This exposes door cycles, zoning, racking and peak handling demand. Design conditions must be confirmed for the specific product and operation by qualified engineers; no generic temperature value fits every investment.

Verify thermal load and electricity demand separately
Compressors, fans, defrost, lighting, chargers, doors and controls have different profiles. Connected, coincident, peak and critical demand should be calculated separately.
Outage tolerance, resilience and restart sequencing belong to the operating model. Supply should be tested through project-specific written conditions from the relevant provider. This is not a capacity or connection guarantee for any plot.

Review envelope, floor and drainage as one system
Panel joints, vapour control, doors, roof and floor details determine thermal bridges and condensation risk. Converting an existing building may require assessment of the structure, floor build-up and plant space, not just new panels.
Floor load, rack bases, joints, frost effects, falls and cleaning water should be designed with operations. Drainage routes need maintenance access and must not compromise hygiene flows.

Treat the loading yard as part of the cold chain
Vehicle waiting, dock geometry, buffers, door-open time and the route from receipt to room all affect performance.
Truck turning, staff movement, emergency access, waste and service routes should be tested on one plan. Product-specific hygiene segregation must be developed with qualified food-safety specialists.

Manage permits and investment model through evidence
Fire safety, refrigerant selection, water use, environmental procedures, building and operating approvals vary by project and current law. Screen them with competent authorities and advisers while shortlisting sites.
